Building Services

Our Building Inspectors are New Brunswick Certified Building Officials recognized by the New Brunswick Building Officials Association (NBBOA).

Our Building Inspectors offer the following services:

  1. Provide advice to clients in:

  2. Review building/development permit applications for compliance with building regulations

  3. Issue building/development permits

  4. Conduct inspections

    • Inspections are required for all construction to which the 2010 National Building Code applies. Mandatory inspections are required to be performed upon the completion of each phase of construction. Mandatory inspection requests can be submitted by calling the GMSRC Office at 506-778-6347 or submitting an Inspection Request Form. Voicemail messages and form submissions will be checked daily Monday to Friday between 8:00 a.m. and 4:00 p.m. A Building Inspector will contact the individual identified in the request to schedule a date and time for the mandatory inspection.

Development Support & Planning Services

Our Planners are members of the Canadian Institute of Planners. The Planning Director and Planning Services Manager are both Registered Professional Planners (MCIP RPP).

Our Planners offer the following services:

  1. Provide advice to clients in:

    • Preparing development/building permit applications for More Complex Projects;

    • Preparing variance, temporary use, conditional use, extending non-conforming use, re-zoning, and plan amendment applications; and

    • Interpreting planning regulations, including but not limited to zoning regulations and regulations under the Community Planning Act

  2. Coordinate Developer's Assistance Committee (DAC) meetings with applicants and various municipal and provincial department representatives that may be involved in the approval and/or commentary process of More Complex Projects

  3. Issue Confirmations of Zoning and Zoning Compliance Letters (see FAQ 2.5 What is the difference between a Confirmation of Zoning and a Zoning Compliance Letter?)

  4. Sell full-scale, 5' by 3' colour zoning maps (see the Fees section for cost)

Dividing-Consolidating Land & Subdivisions Services

Our Development Officers who are trained in assessing 'dividing/consolidating land, & subdivision' applications have a strong knowledge of New Brunswick property law and are given powers under the Community Planning Act to stamp deeds and approve applications.

Our Development Officers, trained in this area of expertise, provide the following services:

  1. Provide advice to clients on how to proceed with an application to divide/consolidate land, and creating a subdivision

  2. Processing applications to divide/consolidate land, and create subdivisions

  3. Stamping deeds
